Who we are

TD Real Estate 21 is a real estate agency in Cambodia. This site presents the properties the agency offers for sale and for rent, on behalf of their owners.

Your account

The site is meant for adults (18 and over). One account per person, under your own phone number. Keep your phone and your Telegram to yourself: what is done from your account is deemed done by you.

The agency may suspend an account used for fraud, false listings or abuse of other people. The decision is recorded, and you may write to us to contest it.

Submitting a property

Owners may submit a property with photos. Our team reviews every submission before publishing it, may ask for changes or decline it, and then manages the listing: it assigns an agent, answers visitors and organises visits.

By submitting, you confirm that the information is accurate, that you may offer the property and that you hold the rights to the photos. Do not include your phone number, email or links in the text: visitors contact the agency.

Photos and texts

When you submit a property, you allow the agency, free of charge and for as long as it handles the property, to publish its texts and photos, to translate and crop them, and to show them on this site, on its Telegram channel and in its other promotion of the property. This permission ends when the listing is withdrawn; copies already shared by others may remain.

The site itself (its design, texts, logo and figures) belongs to the agency. Copying listings or data in bulk, by hand or by program, is forbidden.

Fees

The agency earns a commission when a sale or a rental it handled is concluded. Its amount and conditions are set out in the agreement signed with the owner.

Visitors

Listings describe properties as declared by their owners and checked by our team as far as stated on each listing. Prices, availability and documents must be confirmed with the agent before any commitment.

Reports of misleading or unavailable listings are welcome; abusive use of the site (scraping, spam, false reports) is forbidden.

Alerts and favourites

With an account, you can save listings and searches. The agency then sends you, on Telegram or else by email, the new listings that match a saved search and the lowered rents of the listings you saved. Delete the search or remove the favourite to stop them.

Visits and reviews

A visit you request is confirmed by the agent, with its day and hour; you are told once it is confirmed.

After a visit or a concluded deal, you may be invited to review the agent. Reviews are read by our team before they go online: they must describe your own experience, and the team may decline those that are abusive, off-topic or that contain personal details.

Owners

Owners who linked Telegram receive, each month, a summary of their properties online: views, requests and favourites, with a tip.

Translations

Listing texts are translated automatically into Khmer, English and French and may contain mistakes: the text written by the owner prevails.

Liability

The agency takes care over the information it publishes but does not guarantee it is complete or error-free. The site may be interrupted for maintenance.

The agency is bound only by what it signs: its agreement with the owner and, for buyers and tenants, the documents of the deal. It is not responsible for arrangements made directly between people outside the agency, nor for outside services (Telegram, maps, videos).

Changes to these terms

These terms follow the site as it evolves. The date at the top of the page shows their last change.

Complaints and applicable law

For a complaint, write to the address at the bottom of this page: we answer as soon as we can and first look for an amicable solution.

These terms are governed by the laws of the Kingdom of Cambodia. Failing an amicable solution, any dispute goes to the competent courts of Phnom Penh.
